PROPERTY MANAGEMENT

What We Provide

Being a landlord in Las Vegas has its perks. State of Nevada allows property managers/landlords to evict non-paying tenants after a 7-day notice is posted, and the whole process may be completed within a month, instead of 3-6 months in some other states. We have no state taxes, low property tax rates, and a huge quality tenant pool in the market.

WHAT WE DO

We primarily focus our business on property management, and we have the experience & network of supporting team to get the job done. Our philosophy is to provide friendly service and be reliable with integrity in mind.

TENANT SCREENING

One thing we feel very important is to perform a complete tenant screening. Not only do we check applicants’ credit, the program we use allows us to search for rental history, verify employment, check criminal background, which is packed with plenty of information so the landlord can make the best decisions. And we only do a “face to face” application (no online application) so we know who exactly the tenant is that will be living in the house (we check their IDs as well, of course). Managing property is an art: sometimes it does not need the most sophisticated technology to get things done.

If you would like to transfer your property to our company, we will contact your current property manager to ensure a smooth transaction. We will handle all the transfer paperwork from deposit transferring to our trust account, signing new lease with existing tenant, taking over the keys from current manager, notifying current tenant of the change, and all associated paperwork necessary to ensure a seamless transition.

We believe in transparency and reasonable pricing. Please see below for our fee structure:

ANSONS PRICING

Leasing Fee: $250

(covers all the initial walk through, contract signing, and advertising)

Setup Fee: $50 ONE TIME

(to setup an account in Buildium and cover any administration fee, monthly rental statement access via Buildium 24/7)

Annual E-Filing:  $20 ANNUAL Charge

Monthly Fee: 8% MONTHLY (for US clients)

Monthly Fee: 10% MONTHLY (for foreign clients)

Monthly Fee: (8% of monthly rent or $75, whichever is higher)

         

OTHER COSTS

Minimum Reserve: $300

(Depends on size of the property. This is your money. We keep a reserve in our trust account for emergency repair only. Will return to owner after lease end.)

Agent commission: $300+

(Depends on the size/rent of the property. For agent who brings tenant to the property.)
